Santander applies standard, conservative underwriting criteria for international applicants who do not pay taxes in Spain:

  • LTV Cap: The maximum loan-to-value is capped at 70% of the purchase price or valuation (whichever is lower) for secondary homes. If you live in a non-EU or non-OECD country, the bank may restrict financing to 50% or 60%.
  • Repayment Term: The maximum term is typically 20 years for non-residents, and the loan must be fully repaid before the oldest applicant reaches the age of 70 or 75.
  • Currency Restrictions: Santander lends to applicants earning in major currencies (EUR, GBP, USD, CHF, etc.). If you earn in a minor currency, your file may face additional underwriting scrutiny or currency safety margins.

The Mundo Account and rate discounts (Bonificaciones)

Santander offers competitive base interest rates, but to secure the lowest advertised rate, you must agree to take out additional financial products with the bank. This is known as bonificación:
