NIE Number Spain: Requirements & How to Get It (2026 Guide)

NIE foreigner identification number required to buy property and get a mortgage in Spain

If you are a foreign national buying property in Spain, you will hear one acronym repeatedly: NIE (Número de Identidad de Extranjero). It is not optional for a purchase — you need it to sign at the notary, pay taxes, open many bank accounts, and apply for a mortgage. Understanding what it is and when to start the process can save weeks of delay on your property timeline.

What is the NIE and why is it mandatory?

The NIE is a unique identification number assigned to foreigners who have legal dealings in Spain. For property buyers, it appears on the escritura (title deed), tax forms, and mortgage deeds. Without a valid NIE, you typically cannot complete a purchase or obtain a Spanish mortgage as a non-resident.

NIE for non-residents vs. residence certificate

Buyers often confuse the NIE with proof of residence. Non-resident purchasers receive an NIE certificate stating they are no residentes for tax purposes in Spain — this is what most international buyers need. EU citizens living in Spain long-term follow a different registration route; non-EU buyers with residency visas may hold a TIE card. If you live abroad and buy a second home, you almost certainly need a non-resident NIE.

Applying for a Spanish NIE at a police foreigners office or Spanish consulate abroad

How and where to apply

In Spain: apply at the Oficina de Extranjería or designated police stations, usually with a prior appointment (cita previa). Abroad: many buyers apply through the Spanish consulate in their country of residence. You may also authorise a lawyer or gestor with power of attorney to apply on your behalf.

Documents you will typically need

  • Valid passport (original and photocopy)
  • Completed EX-15 application form
  • Proof of legitimate interest — usually a purchase contract or lawyer's letter
  • Fee payment receipt (form 790)

How long does it take?

There is no fixed national timeline. Appointment availability is often the main bottleneck; in busy provinces the next slot may be days or several weeks away. Some offices issue the NIE the same day when paperwork is complete. Consular and representative applications may take longer.

How the NIE fits into your mortgage

Banks typically require a valid NIE before formal mortgage approval. We advise starting the process as soon as you are seriously committed to a purchase. For the full document checklist — including income and bank statements beyond the NIE — see our documents needed for a mortgage in Spain guide, or the overview in our non-resident mortgage guide. Can I buy property in Spain without an NIE?

In practice, no for almost all international buyers. The NIE is required on the notarial deed and for tax registration. Most banks also require it before mortgage approval.

Is the NIE the same as Spanish tax residency?

No. Many non-resident buyers hold an NIE while remaining tax-resident in the UK, Germany, or elsewhere. Tax residency depends on days spent in Spain and other connecting factors.
