It applies standard loan-to-value limits (70% for non-residents, 80% for residents), uses French-style amortisation for the monthly instalment, and adds a realistic range for purchase costs on top of the deposit (typically 10–13% of the property price for taxes, notary fees, land registry and gestoría).
What it does not take into account is your real credit profile: nationality, type and currency of income, employment status, existing debts, the bank's appraisal of the property, or whether you qualify for linked products.
